Why I built Offplans.com.
And how it actually works.
I've sold off-plan property in Dubai since 2022, and London property for fifteen years before that. The longer I worked in off-plan, the more one thing bothered me: the information problem. So I built Offplans.com to fix it.
Dubai launches more off-plan projects than almost any market on earth. Every week brings new towers, new communities, new payment plans. And yet a buyer sitting in London, Riyadh or Mumbai has no clean way to compare them. The portals list everything and rank nothing. Brokers push whatever they're incentivised to push. Developer brochures are marketing, not information.
What it is
Offplans.com is a portal built for one segment only: off-plan property in the UAE. Not secondary, not rentals — off-plan, because that's where the information gap is widest and the stakes are highest.
Every project on the platform is structured the same way: developer, location, unit mix, payment plan, handover date, and how pricing compares with the surrounding area. Like-for-like, so you can put three projects side by side and see the differences in minutes instead of weeks.
How it works
- Structured data, not brochures. Launch information that normally lives in PDFs and sales decks becomes data you can search, filter and compare. Payment plans are normalised, so "80/20" and "60/40 post-handover" actually mean something next to each other.
- AI matching. You tell the platform your budget, your timeline and what you're buying for — end use, rental yield, or capital growth. It matches you against live inventory instead of drowning you in listings.
- A human at the end. When you're ready to move, you're not dropped into a call-centre queue. Enquiries route to TRPE, my brokerage, where an agent who knows that specific community picks it up. The portal does the filtering; a person does the deal.
Why it matters
Off-plan done well is the best entry point into Dubai property: lower capital outlay, payment plans instead of mortgages, first pick of new communities. Off-plan done badly is how people end up with the wrong unit in the wrong tower at the wrong price. The difference is almost always information — I wrote about those mistakes in my off-plan piece.
And for agents: most portals sell you leads that fifteen other agents also bought. Offplans.com generates demand for inventory we actually hold, qualifies it before a human touches it, and routes it to a small team. If you're an experienced agent, you know what that does to conversion.
The portal is the front end. The more interesting asset is the data underneath — which projects move, at what price per square foot, on which payment structures, quarter by quarter. Over time that becomes market intelligence nobody else in this segment has. Watch this space.
